Temple Terrace has not seen much for new supply during this cycle. Excellent location with proximity to major employment centers. Immediate comp set of Village Oaks, Preserve & Falls have rents trending north of 1 psf. Both Preserve & Falls are partially converted communities originally built in early 2000s . Village Oaks was a 2005 completion. Obviously will need to draw rents higher than the immediate comps, so it will be interesting to see what the traffic does for the existing communities.
